Glade was first established a private retreat for the Caperton family, mining industrialists of southern West Virginia, and their friends. The central portion of the residential development was created by combining five large farms that had fallen almost wholly into disuse. The Caperton family were accustomed to vacationing in the coastal Carolinas, and they recognized the benefits of master-planning residential communities at resorts such as Hilton Head Island, SC: land-use covenants there preserved the woodlands and limited visual intrusion in the resort landscape. By 1970, Glade Springs had become one of the Beckley area's most affluent neighborhood and several very large modern homes were under construction, including those for many of the very wealthy residents of the county, In the early 1980s, the coal-powered market that was driving the engine of wealth in Raleigh County began to dwindle, slowing development at Glade and establishing a social cohesion which has since maintained its peerless prominence. Several condominium units were built near and along the fairways at this time.
